Putting Your Carbon Footprint in Neutral with Clean Energy
Limited seating - Advance registration required!
Moderator: Shawn Rush, Associates AIA, LEED AP, Nelson
Speakers: Pamela Reilly Contag, Ph.D., Cygnet LLC; Kimberly Hosken, Johnson Controls; Lois Vitt Sale, AIA, LEED AP, NELSON

A panel discussion focused on the appropriate application of renewable energy for clients looking to use clean energy to reduce their carbon footprint.  Many businesses today are touting themselves as carbon neutral which is accomplished by purchasing green tags - that means paying someone else to plant trees, or invest in wind power that could be located on the other coast.  This session will discuss how to consider the use of renewable energy AFTER implementing as many energy efficient practices as possible and selecting the most efficient HVAC and lighting systems available.   In many cases, renewable energy requires a large upfront investment and has a long return on investment.  But tax credits and rebates are making this investment attainable now more than ever.
Learning Objectives:

  • Learn what projects make sense for renewable energy
  • Learn the three principles of energy management: reduce, optimize and renew
  • Learn what incentives are available to make your investment in renewable energy more attractive

The panel will also highlight incentives available for other project types and update information on any related federal stimulus programs.
Learning Objectives:

  • Understand a common public finance structure for TIF revenue bonds backed by community development charges or special assessments
  • Learn about key federal economic development incentives, including the value of the incentives, the prerequisites for the incentives and the restrictions associated with the incentives

Political Veteran and Commentator

Eyewitness To Power: Leadership in America
From Nixon to Clinton, Watergate to Whitewater, few Americans have observed the ups and downs of presidential leadership more closely over the past thirty years than David Gergen. A White House adviser to four presidents, both Republican and Democrat, he offers a vivid, behind-the-scenes account of their struggles to exercise power and draws from them key lessons for leaders of the future. As the world’s economic and political dynamics continue to evolve, a new age is ahead for America, but its realization will depend heavily upon the success of a new generation at the top. Drawing upon all his many experiences in the White House, Gergen offers seven key lessons for leaders of the future. What they must have, he says, are: inner mastery; a central, compelling purpose rooted in moral values; a capacity to persuade; skills in working within the system; a fast start; a strong, effective team; and a passion that inspires others to keep the flame alive.

Senior Housing: Better with Age?
Moderator: Angela Mago, KeyBank Real Estate Capital
Speakers: Kathryn Sweeney, The GPT Group; Patricia G. Will, Belmont Village Senior Living

More than 40 million Americans will be over 65 years old by 2010.  The Urban Institute researchers refer to the retiring baby boomers as a “tsunami of senior growth.” The aging of the baby boomer generation, along with the slow pace of new product should make senior housing an attractive investment.  However, like all other property classes, the senior housing sector has been impacted by pressures and challenges from the credit crisis and the downward cycle of the economy.  In addition, senior housing providers are presented with unique operational issues as they attempt to respond and adapt to the changing needs and expectations of the growing population of seniors and their families.
A panel of senior housing industry leaders, with expertise in development, investment, operations and finance, will discuss the opportunities and challenges that their industry faces in navigating through these turbulent times.  The panel will explain the fundamentals of senior housing as an asset class, evaluate how the industry is weathering the economic storm and look ahead to the industry’s future; and will try to answer the question, as we grow older - is senior housing getting better with age?
Learning Objectives:

  • Explain the fundamentals of the senior housing industry
  • Evaluate how the senior housing sector has been impacted by the recession as compared to other industry sectors
  • Analyze future trends and opportunities for senior housing

The Big Dig Realized: Boston’s Emerging Greenway
Maximum: 34 | FEE: $40 per person
Speakers: Robert Brown AIA, IIDA, CBT Architects; Nancy Brennan, Rose Fitzgerald Kennedy Greenway Conservancy; Lynn Wolff, Copley Wolff Design Group
This learning excursion will showcase the new public green space in the heart of Boston known as the Rose F. Kennedy Greenway.  Created during the Big Dig, the Greenway  land was formerly occupied by the Central Artery, the looming “green monster” that once divided Boston’s waterfront and Central Business District. Created above the Big Dig’s new 1.5-mile Tip O’Neill Tunnel, the Greenway represents an unparalleled gesture of urban design, architecture, landscape design, engineering, and community process in a major American city–the culmination of a nearly 20-year design process involving state and city agencies, private developers, an active advisory task force, and neighborhood groups. After a brief presentation by key players in the development, the tour will be shuttled along the Greenway from the Zakim Bridge to South Station with stops along the way, including active developments in Bulfinch Triangle, the Wharf District, Chinatown and on the Greenway itself.
